Property selection

About prices

Under each property are the rental price per day, or month. This is the cost when renting in low season. Therefore, upon receiving a request, the manager contacts the owner and specifies the price for specific dates, after which he informs you of all the details. The total amount of rent also affects the duration of the holiday, season, international holidays and the price policy of the property owner. In any case, we keep customers up to date with all the nuances of cost and possible changes in price; all this is discussed personally with you in order to avoid unexpected overpayments.

Booking

To start, you need to sign a contract! To conclude a contract, we need the following documents from you:

  • Photo zagran passport (the one who makes the reservation).
  • Data about the flight, the age of the children (if you are planning a trip with them).
  • Your phone number and email address mail.

The contract is in English. Upon receipt of the contract, you will also be billed (invoice) in USD on behalf of our company. Payment is made to our company account. All payments are recorded in the currency THB (Thai Baht).

After registration of the contract it is necessary to make a deposit to our company account.

Contract

After receiving the necessary information from you, we draw up an agreement and together with the signature of our company and the invoice for payment of the deposit we send you. You sign it on your part and send us a scanned copy with signatures. You will also need to make an appropriate deposit.

We work only with proven property owners, often our clients who bought our property with us. After receiving the deposit and the signed contract, we transfer everything to the owner. The process is completed, and the villa is reserved for you on your dates.

Methods of payment

You must pay a deposit of at least 50% to make a reservation. In the peak season for some real estate prepayment is 50-100%. In case of no-show, this prepayment is not refundable. In case you are already directly in the country in which you plan to make a reservation, then you can pay on the spot.

Balance payment

The remaining amount of the reservation (the remaining 50%) must be paid to our manager upon arrival. The safe deposit, you pay to our concierge (manager) when checking into your home, you can leave a deposit in the currency of THB, EUR or USD. The amount of the safe deposit ranges from $ 300 to $ 1500 - depends on the housing you choose.

What is included and not included in the rental price?

In addition to the property itself, the cost includes or does not include various services, it all depends on the type and cost of housing. For example, the cost of renting a luxury villa (price per night from $ 800) includes everything: from transfer to / from the airport to a personal chef at the villa. If you take a middle-class villa, then, as a rule, cleaning is done 1-2 times a week, linen change and garden / pool maintenance. Separately, you pay for electricity and water (sometimes, in the case of luxury housing, this is also included in the price). Payment is made on the fact of the spent electricity (the meter is checked during the check-in and check-out). If you take a long-term lease (from 3-6 months), then except for the care of the garden / pool, most likely, nothing else will be included. But again, each case is individual and depends on various factors that we warn about in advance.

Also, do not forget that you can always contact us for help. If suddenly there are some problems in the villa, you do not understand the owner, or you just need a tour, rental of a yacht, car or other, which can make your holiday better!
